But, the roof is one of the most important features of your house because it provides protection for your family and your belongings against the elements. Regularly inspecting the roof will help to prevent more extensive and expensive damages further down the road. So, exactly how do you know when it’s time to repair or replace the roof? The following signs will give you an idea of when it’s time to contract your local roofing contractor.
Although the most obvious sign that it is time to replace the roof is leaking inside your home, there are other things you can look for regularly. Start at the highest level of your home, typically the attic, and carefully inspect all ceilings and walls to look for water spots. In the attic, also be sure to check for areas where outside light is seeping through, especially near the roof line, around the chimney and near vents.
Time and weather can ruin shingles. If you notice shingles that are curling or buckling, it is recommended that you get a roof inspection as soon as possible. Although curling and buckling shingles are typically first noticed along the edge of the roof, near the gutter, there may be curling shingles that are not visible from the yard. If possible, get on the roof and inspect all areas to look for curling shingles or if you aren’t comfortable getting on the roof, contact a roofing contractor to do the inspection for you.
Missing or Damaged Shingles

If you look up at the roof and notice one or more sections of shingles that are discolored and/or have a different color than the surrounding shingles, it is a sign of wear and tear. In many situations, discolored shingles are a sign of extensive damage, so the roof needs to be replaced quickly to avoid further damage to the structure of your home.
One of the easiest ways to determine if you need a new roof is by its age. If it has been 20 or more years since the roof was installed, it is probably time to replace it. However, it also depends on the roof itself. For example, if there is more than one layer of roofing and there is a problem with the ventilation, you may need to replace it sooner.
